What’s the last step buying a home after the sellers or their agent hands you over the keys to your new home?

You guessed it; incongruously, those keys will be in some waste-fill very soon. Why? Because you’re new home must have a new of new shoes, (set of door locks and deadbolts.)

I always recommend, even before you move a single box or start unloading stuff into your new home, getting in the car and driving to local hardware store for new locks for your new home is prudent. Don’t forget about all exterior doors, you should buy a set for every door – both door knob and deadbolt. You’ll mostly find stores selling the deadbolts in packaged sets anyways.  I recommend buying them keyed alike, if you are like me, the less keys the better.

And don’t forget about the garage, if there’s an automatic garage door opener, you should see on the actual unit there’s a keypad that makes it very easy to reset and reprogram the remotes. You never know who had an old garage door open, and you definitely don’t want unexpected visitors, especially if you have an attached garage. Don’t worry, you don’t have to have the owner’s manual, it is possible to check for a brand name and model number, then you can Google the manufacturer directly. Rescinding Your Offer is Acceptable- No Harm, No Penalties

“A recent real estate nightmare” -I want my check back- I made an offer on a home in Long Beach, CA.- and then learned talking to a neighbor later that day that a major crime (multiple- murder took place in the home) – Do I have a right to rescinded my offer and should I worry about my deposit money?  No. (It’s not your fault and you don’t have to live there.)If anyone tries to keep your deposit, I would seek legal advice.

First off,until you have a meeting of the minds and receive an accepted signed contract back, you do not have a contract, this should all be in writing.  If you rescinded your offer before you receive an accepted signed contract back from the seller, there is nothing binding.  However, I would make sure that your agent rescinds the offer by e-mail so that you have a paper trail; you want it to show a date/time stamp. Depending on the state, a seller does not have to disclose a crime or death that has taken place in their property. It is up to the buyer to do their “due diligence” to research a property for these types of concerns.

Depending on where you live, the rental market can be extremely competitive, and rightfully so, there’s many displaced homeowners competing with the new needy renter just staring out. But even in the toughest market you can gain the advantage necessary to find the perfect rental to call your very own home.
Unfortunately you must be very careful, the cyber world can be dangerous, look no further than craigslist. I recommend understanding the area you want to rent in first, go there in the night time, sometimes being in a neighborhood in the daytime is way different than nighttime!
The next thing do is get prepared to call signs posted in your desired area, but before you call the landlords or property manager, you should know what type of landlord or property management company to rent from, it’s not fun renting from a shady landlord, or bad management team.
Renting a Home; Even In a Competitive Rental Market!
Make sure the place you want to call home runs professionally, this is hopefully going to be your home but please don’t forget this is a business, make sure you deal with a respectable and reputable outfit. I recommend going talking to the neighbors if the place you’re looking for has multi-tenant use. The current tenants should offer-up information, you want to hear a current tenant say- they’re easy to work with and very professional. The better the landlord, or management team, the more enjoyable your home will be.
I always recommend you have your credit in check, and income stream from your job qualify and satisfy the requirements of your potential landlord, just make sure what you have going out monthly can easily covers the rent, usually if it looks tight to make rent, or coming- up with the necessary security is going to be stretching it for you; “you’re probably right, and you’re searching for too expensive of a home”. The better presentation you’re able to portray to your perspective landlord, the better chance of renting a place you call home. Renting a Home; Even In a Competitive Rental Market!

Kayak down the Los Angeles River?

Kayak down the Los Angeles River, I’m born, raised and live in Long Beach, CA. I thought there must be some mistake; no one kayaks down the Los Angeles River unless it’s an accident! Anyone that drives by the Los Angeles River knows, the Beaches of Los Angeles, is a much better attraction, as well as knows, there are many dangerous items dwelling in the Los Angeles River, it’s not something usually recommended or allowed. This is the 2nd annual Paddle the Los Angeles program which opens up a 1.5 mile stretch of River. The River has been completely scouted and clean-up by our fantastic Local LA Conservation Corp; they’ve cleared the way so we can paddle down a portion of the upper Los Angeles River.

Believe or not, a one in a half mile stretch of the Los Angeles Rive has opened up, and is touted as being the hot ticket summer attraction for Los Angeles locals, and visiting  public. As a matter I’m going to be one of them. I’m actually getting excited to plan family kayak adventure down the Los Angeles River. I really did not think this existed; I’m “geeked” up for this rear opportunity to enjoy a summer paddle the Los Angeles River with my family.

Some economists are agonizing over the fantastic real-estate new….

May offered pronounced news, homes sales in May offered strong numbers. This is great news for the real-estate industry! Home sales jump over 100 in May, and that’s a big number according to the National Association of Realtors (NAR).

May marked home-buyers signing the most contracts to buy home in the last two years. That’s right; the increase of home sold in a month just matched a high from April 2010, as it rose past 100. Anytime home sales reach 100, it’s considered strong! The NAR reports its index of sales agreements increased to 101.1 in May.

The general consensus is all-time low Mortgage rates and signs of new construction projects starting again are the driving forces behind the rising numbers of contracts being signed.

There’s no question renters are not happy paying the high rent cost, I see more and more renter upset paying the expensive rent to landlords and ready to trust the housing market with slowly move-up.

One thing is evident, many foreign investors believe our housing market is a good investment; many other investors from other Countries are pouring money into our housing market and buying-up homes in the United States. Some economist agonizes about a lethargic job market, and lazy economy is bigger than this strong news regarding home sales. Today homeowners in Long Beach, CA. are taking advantage of their garage space and making it a living area!

Changing a garage and making into a livable space can change your home  and make it more practical. Homeowners need to be very careful if they want to be safe, changing a garage into a living space offers many challenges. Check your city hall/local building department; it’s the very first thing that needs to be done if you want to do this. Before you attempt this, you want to conform to all city codes. For example some areas in Long Beach are considered “parking impacted zones”, homes in those areas would be restricted and they have to use their garage for a car.

Many homeowners in Long Beach are trending towards an extra family-room, slash play-room for the kids as their choice. Homeowners really like a safe indoor place they can play, and the homeowners really love the low cost. One of the cheapest plans for a change-out is a kid’s play-room! I’ve been going to Domenico’s ever since I was a kid; I still love going there now. They know how to make pizza at Domenico’s, trust me on that! If you ever want to try the best salad dressing ever, you’ll find it at Domenico’s, they have a world famous house salad dressing that’s incredible. My favorite dish on their classic Italian menu is the lasagna, it’s unbelievable…
