ImageDepending on when you bought a rental property & and how much you bought it for, (if you did it right,) most likely you’re feeling the ongoing delight of the investment. When successfully executed, landlords experience an annual positive cash flow, a yearly tax benefit, and owe less to the bank.

If you do it right, being a landlord is rewarding in many ways. But I caution would-be landlords about making rash buying decisions, there are some mistakes that are disastrous for real estate investors that should be avoided at all cost.

Unless you have a ton of money, there’re a couple rules that must be followed when investing in rental property. 1st -The deal has to pencil out (if it costs too much & you can’t make a 7% profit on your initial investment) “you can’t buy it. After rule #1, you need to make sure “in terms” of the condition of the investment property, & the location of the investment property, they both need to meet certain expectations, if not; “you can’t buy it! You have to be firm on all three points if you want your investment to bring you annual delight and prosperity!

I wanted to be a landlord! In the early- 90s, I leaped into the rental market; I invested in one rental property at a time, and over the years I’ve managed to stay firm when it comes to investment rental properties. I’ve been able to grow my business by investing my money right, and thinking more in the long term, versus the short term. Unless you are mega rich and don’t care if the investment loses money, you have to be firm investing money in rental property. All it takes is a firm stance of a few sticking points, & the willingness to put forth the time and effort required to have happy long term paying tenants!

Only the mega rich can afford to invest in rental properties that lose money. Bottom line is there’re some properties that never make money “just as” there are some properties that are well-located that bring a positive cash flow. It’s all about doing a thorough analysis of the property’s cash flow before you invest your hard earned money in rental property!

As you contemplate your next move, remember that owning rental properties can and is a prosperous long term investment. With the willingness to invest wisely, a bit of desire, knowhow and time – becoming a landlord is a profitable plan & works out better than expected.

Rescinding Your Offer is Acceptable- No Harm, No Penalties

“A recent real estate nightmare” -I want my check back- I made an offer on a home in Long Beach, CA.- and then learned talking to a neighbor later that day that a major crime (multiple- murder took place in the home) – Do I have a right to rescinded my offer and should I worry about my deposit money?  No. (It’s not your fault and you don’t have to live there.)If anyone tries to keep your deposit, I would seek legal advice.

First off,until you have a meeting of the minds and receive an accepted signed contract back, you do not have a contract, this should all be in writing.  If you rescinded your offer before you receive an accepted signed contract back from the seller, there is nothing binding.  However, I would make sure that your agent rescinds the offer by e-mail so that you have a paper trail; you want it to show a date/time stamp. Depending on the state, a seller does not have to disclose a crime or death that has taken place in their property. It is up to the buyer to do their “due diligence” to research a property for these types of concerns.

What’s new in Real-Estate; “THE HOUSING MARKET IS UP”

Real-estate data shows home sales are-up, mortgage rates are at an all-time low, and home builders are getting back to work.

Yes, finally we’re rising from the worst real-estate collapse since the great depression!

It seems renters are now looking to buy a home, recent numbers are moving up nationally, home sale are rising. Many renters are unwilling to pay such high rents now; they see the value in the once powerful real-estate market. Home renters have seen huge increases over the years and now want see the housing market rising they don’t want to wait anymore.

The Latest Housing Market News!

According to some analysis, consumers are looking at buying at bigger numbers, &, but are still at fairly low numbers right now. With the prediction renters want to buy a home again; its reported renters want to own now verses rent, the housing market is moving-up at a face pace. According to Peter Shiller, top 20 cities have experienced a year over year housing market increase.

These housing market signs are relatively big and prove the crash and collapse of the housing market is finally over. Home sales are up, best time ever to get a mortgage, homes are now affordable, and homebuilders are building new homes again.

For those still predicting the housing market will still tumble, they’re out of luck. Those Larry, Curly, and Moe’s, who are making those claims are weak at best; have them take a look at all the foreign real-estate investors buying homes over-here like it’s candy; they’re  buying up homes right and left?
